Mezzanine Flooring - is it worth it?
Discussion
I'm looking to move warehouses. I currently in 20,000 sq ft across 3 warehouses which are a short walk from each other on the same site. Ideally i just want to move into 1 big warehouse and have everything under 1 roof.
Currently im on a farm and im paying £5.50 a sq ft. Looking at more modern warehouses on an industrial estate it looks like it's going to be £8.50-£10 per sq ft.
I'm considering taking on something smaller such as 12,000 sq ft and then increasing the size of it by way of a mezzanine floor to compensate for the extra per sq ft costs i would be incurring from moving to an industrial area.
Does anyone have any experience in mezzanine flooring, how much it costs roughly per sq ft etc? I really want to gauge if my idea is feasible or if i should just stay on a farm and look for something bigger.

We just installed a mezzanine on one part of our production area. It wasn’t my project but IIRC it was circa 4,500 square feet for £25k. Planning permission required and emergency lighting, fire alarm point and escape routes also required. You will pay rates on this too. Currently im on a farm and im paying £5.50 a sq ft. Great storage area with a 1 tonne hydraulic lift up to it that must be loler tested every year.
Think of your utilities. Heat rises so it can be hot up there so careful what you store. It also darkens underneath so lighting is important and the support legs can affect your production flow.
Also remember that you may need sprinklers or fire suppression to suit (above and below)
The floor loading is generally less.
Construction of floor is important.
You may or not need to consider lighting levels.
Chap called Matt at Warehouse Storage Solution in Harrogate does them and is good.

Paid £15,000 for 2,400sqft with staircase, railings, etc.
Well worth the money on saved rent, also no rates to pay!
There will be rates to pay if the VOA find out.Well worth the money on saved rent, also no rates to pay!

Definitely rates to pay if the council get wind of it ! But it’s imposible to get them out and revalue a place if you think they are overcharging ! Also be aware of all the fire regs , things like fireproofing round the legs etc ,
Hold your horses ^Chris is right. It depends on the type of mezzanine.Gassing Station | Business | Top of Page | What's New | My Stuff
