Octavia vRS, 217 vs 227 vs 245

Hello all,
The Octavia vRS is on my radar to replace my current car, i was just wondering what differences there are (apart from the obvious bhp change) between the 217, 227 and 245 cars?
My budget is probably £15,000 +/- a bit, or £275 per month +/- a bit. From what i can tell, it probably limits me to the 217bhp cars, unless its possible to lease a 245 for that sort of money? I assume not, but i don't really know the first thing about personal car leases!
All opinions / info welcome
P.S other cars (relevant to this forum) being considered are the Leon Cupra ST (but no-one seemed to buy these and only JUST in budget) and Audi S3 sportback (probably not big enough)
