Slightly cheeky of me - need a new standard lease on my industrial unit, local firm quoting £700 + VAT for the lease (<1500 sq ft currently at £1050 per month plus VAT).

Nice work if you can get it - they were recommended by the surveyor (and just happen to share premises).

Does anyone here in PH have any good source for this kind of work at better rates they could recommend?

I'm slightly upset I cannot re-use the old lease just changing the dates etc. but my pensions trustee company says no. Killjoys.

Go one the RICS website and search for a surveyor nearby and ring round.

You may be disappointed at £700 + vat doesn't sound bad for a lease renewal IMO

VM has misunderstood.

I could recommend someone who is good - but they would cost twice that. I think it's pretty competitive - especially if a SIPP provider is involved.

Agreed, I think that sounds pretty reasonable all things considered. Especially if there's a lender involved.

When I moved to a larger unit on our trading estate (same landlord), they sent me a lease that was identical to my previous lease. I used software to compare the two. So I didn't bother with a solicitor, however I would say £700 is reasonable.

Nice work if you can get it, but if I recall they do searches and necessary checks as well.
I once leased a 1,500 sqft warehouse and the landlord gave me a 4 page lease in plain english, they were one of those easy in easy out trade centres. My solicitor insisted on doing it properly and they sent an 120 page lease with so much mumbo jumbo you wouldn't believe, he wasn't happy as he quoted me a fixed fee!

Almost too reasonable if theres a funder, sipp/sass, the business & the landlord as parties, it might be best to approach the trustees first to see whats acceptable to them, after all you don't want to have to pay to have it done twice.

The SIPP Administrator usually works with firms that can provide this type of service.

Seems a lot considering your size of premises but then again there may be a minimum charge that some will get out of bed for.

At least you won’t have to pay sdlt on the lease.

You can have good or you can have cheap.
