Just looking at rough figures at the moment, what type of costs are there when renting? Is it normally a month rent upfront as a deposit?

Along with rent, gas/electric, what other bills do I need to take into account?

Is a take home of between £1,200 and £1,500 a month enough to do it comfortably?

Deposit can be anything from 1 - 2 months rent. Also a months rent in advance. Most agents still charge fees to you for referencing and the tenancy agreement.

Council tax, contents insurance (if you want to), water rates, utilities.

Depends where you want to rent. London little chance, Sunderland no problem.

A house share / room in a house might be a good first step. Besides everything else it tends to be cheaper.

Renting on your own can be expensive but it depends where you are.

You may also have to stump up for council tax which can easily be £1k a year.

It wouldn’t be uncommon for there to be a three month rent deposit too but again depends where you are and the type of property.

£1200 a month take home should be pretty comfortable.

Forgot to mention that. I'm in Dorset. I'm work in Poole, so something around there ideally. Maybe Bournemouth.

Also have a friend who is a letting agent, not actually asked him but I'm sure he can help with fees etc.

I did have a look at a house share. Seems to be around £450/£500 a month with bills included. My only concern is knowing what they are like. I'm currently work voluntary with the police and got an application in at the moment to be a PC. So it needs to be someone pro police ha.

Bills in a 2 bed flat single occupancy discount for Council tax per month;
Gas & Electric - £44
Water - £20
Council Tax - £112 (but you do get 2 months off paying this around feb time)
TV Licence - £15
Plus broadband & TV package - £???

Any service charge should be included in the rent.

Careful if you end up somewhere with pre-pay gas/electric meters - they cost you a st load more & are a pain in the ass.

Check if the police have something on the intranet for fellow plods looking to share?

Or use your quality career credentials to offer to rent a room amongst the local nursing community? Security, logical reasoning and diy skills in exchange for their need to mother a poor soul.

Your area of Dorset isn’t particularly cheap rent wise so I’d say it will be a stretch. Find a house share, meet the other housemates before you sign on the dotted line.

Neither will they until you’ve signed and are in and then it’s too late. biggrin

I think that once you’ve totted up all the household costs after rent and then considered that in a house share these drop by 2,3 or 4 fold then the risk of living with a nutter for 6 months begins to look worth taking. Good luck whichever way you go.

If it helps, these details are from 2015 when I was renting a 2-bed flat in Poole. I keep a track of all my spending and these are the out-goings for Feb 2015. I was living with my partner so all these got divided by two. We had Sky internet but no TV package and the TV was for the Playstation and Xbox, so no licence.

Rent £ 900.00
Council Tax £ 185.70
Water £ 36.80
Electricity £ 36.00
Gas £ 37.00
Sky £ 22.58
Phone Bills £ 34.93


The deposit was 1 month's rent plus £100 so in this case £1,000. We had to pay the first month's rent in advance plus agency fees of about £120 so the total outlay before moving in was £2020.

We now own our home and rent out the spare bedroom for £550/month (still in Bournemouth, near Bearwood) which includes all household bills for the lodger.
