We are just in the process of buying a house that has seven bedrooms (5 in the main house and a 2 bedroom integral Annexe). It seems to be quite difficult to get any kind of sensible building / contents insurance quotes and most of the "compare" type sites wont quote.

Can anyone recommend anywhere?

I struggled as well initially and ended up using John Lewis Premium as they would cover >6 beds.
Last year for some reason Halifax came up as a provider that would support 6+beds and we moved to them (at half the cost)

Is there a general cut-off at 6 beds at which insurance becomes a problem?

i went with Axa in the end, insurance Jon didn't come back with a quote in two days so couldn't wait any longer.

With regards to the questions: 6 bedrooms seems to be the maximum on most sites, you can call and get a quote. The problem is that I have bought the house (exchanged contracts) and the valuation was very high for rebuild costs (over £1m) and that also excludes quite a few standard insurance policies and the mortgage company wants proof of insurance for the quoted rebuild costs (otherwise could put in £999,999 and that reduces the quotes quite a bit). Axa have unlimited buildings, throw in accidental coverage and was just slightly over some other companies that had a large excess and no accidental cover.

Try Jon next year. His boys do a good job for us on the set if Victorian conversion flats I’m a part freeholder of.
