Hi everyone,

Just advice some advice before I make some phone calls this weekend.

A small florist is for sale local to me in an ideal location for my shop, the company has actually been on the market a few months now but no major advertising and its in a small village. I have found an old post online where the current owner is selling the lease to the florist he mentions it comes with stock, van and a long term sitting tenant. The guy advertising it online doesn't work there he has another career so no ties from what I can see other than possible rent?

I have not really looked in to the world of commercial property but based on the above it looks like he is selling the lease and is possibly subletting it so trying to sell as a package?

In cases like this is it possible to buy the lease excluding the florist as we just want the premises or would this be unethical?

Also it states there is 10 years on the lease so I would need to look in to an extension for the future providing we are there or even to help it sell later down the line and also financing. I dont think it would be much so some cash up front and business loan would probably cover it.

I will be giving them a call this weekend but just wanted to get my head around how it would all work rather than going in blind.

Thanks in advance.

I'm struggling to understand your post. I think it is either.

1. Florist has sold his business, but not the property. Created a lease to the new purchaser and is now selling the property as an investment. In which case you dreams are sunk.

Or 2..

Is selling the business including the property. In which case it is entirely up to you if you buy the business, as to what you do with it - although if your paying anything significant for the goodwill and stock then closing it would hurt. Also watch out for TUPE staff.

Keep it stiff

Are you saying this?

1. Freeholder, landlord

2. Florist, tenant.

3. AN Other tenant of florist.

Is the Florist is seeking to sell his florist business which would include, stock, assets the lease he has from his landlord and the lease he has with his tenant? Sounds like a whole heap of trouble to me!
