Hi all,

I’m looking to open up a new LTD company. I could do with the company getting a loan for £150k short term (6 months).

What’s the likelihood of the company getting this and where would I get such a loan?

FYI the new company would be an SPV that will own properties. I need the company to buy a property for £180k cash.

I have an existing LTD company that can loan the new company the full funds, but £150k of this is tied up in investments that don’t mature until March 2019.

Could be possible if you can fully secure it against your personal assets or the assets of the other company .
I doubt a normal high street bank would do it and it's likely to be expensive. Maybe something like Thin Cats if you the security.

Would be a bit easier if you put a bigger deposit down.

It's likely to be expensive so may be worth looking at the penalties for cashing in the other investment early

Edit: may be easier to get the loan in the current co, secured against the investment then lend that to the Newco.

Thanks for the info Desolate; in the absence of any other ideas I’ll just wait until March. I can’t cash the investments in early I’m afraid.

Property is old hat, taxed left right and centre. And it will only get worse, whichever political party is in power. Do try to think of something more imaginative....

Well, it's all personal taste but I have a strong preference for global stock markets where the costs of getting in and out are considerably less and the advantage of greater liquidity can be considerable. For instance, it's hard to sell half a property and it's similarly hard to manage your CGT liability.

Having said that, property can have its place in a portfolio - alongside other types of investment.
