A family member is selling his house, will have a few 100K in cash and needs to find a safe place to invest it. Pretty risk adverse, already has S&S ISAs and is maxed out on premium bonds. What are his options? Ideally needs a safe investment with a reasonable return, does no want inflation to eat away at it. May need the money for a future house purchase in a few years.

Investments with no risk are not really possible. If he wants to protect every penny then a couple or three savings accounts.

If he is sure about that he could put some of the money in securities that are correlated to the UK housing market. Things like Grainger, housebuilders and the big Propcos. I think there are even ETFs that try and track UK house price indices.

Clearly you are taking real investment risk but hopefully you are hedged when you come to buy the next property.
