I've got a flat on the market which doesn't look like it's going to sell any time soon. There are 7 flats for sale in the same block which isn't helping, mine is in the middle in terms of price, but near the top in terms of layout and finish (new kitchen, bathrooms etc).

I've seen developers offering to pay stamp duty as a way of drumming up interest, I was wondering if I could offer to do something similar.

I would only offer to pay SDLT for first time buyers and the flat is only on the market for £350k so it would only cost me £2.5k max. I know a lot of people would see straight through the gimmick and realise it's only £2.5k max, but I thought it might draw in a bit more interest.

Thoughts? Complete waste of time?

Can't hurt.......it's cash back in their pocket which doesn't happen if you reduce the price by £2.5k.......they will need to declare it as an incentive to their mortgage lender though.....
