Hi, 

My 2yr fix comes to an end in March and i'm looking at the offers I have had. Really unsure which to go for.

I doubt we will move within the next 5 years. 

Fix period Rate Payment Fees
2 1.79% £580 £999 
2 1.99% £595 £- 0
3 2.19% £609 £- 0
5 2.19% £609 £999 
5 2.39% £624 £- 0
7 2.99% £669 £- 0

Would love some advice on which is the best option. The calculators i've used online are not that great. I know it would not be worth it to do the 2 yr fix with a fee.

Balance when fix expires in March will be around £145k House is worth around £230k

Ours is due March, similar LTV
5 years 1.99%, £995 fee with £500 cash back on completion, this is through a broker with the mortgage from Natwest

That's a decent rate. I'm staying with my current provider.

Op can't help with choice but my fixed term also ends in March and I am trying to sort this ASAP, as if we get near to March with a no deal there is a chance house prices could take a sharp dip effecting the loan to value ratio meaning potentially worse rates.
My choices are

2yr fixed 1.59%
3yr fixed 1.79%
5yr fixed 1.94%

Cant decide between them currently all come with £800 set up fee. Then also making adjustments to monthly amount to shorten term, vs overpayments also a decision?
