Hi all

Just after some advice really.

I buy and sell a few cars. I've rented a patch of hardstanding in the middle of nowhere to store them and all has been well for 9 months. I must visit the site 2-3 times a week tops, during daylight hours. Occasionally take a car trailer down there to collect/drop off.

My landlord called me yesterday to say he's had a complaint from a woman nearby, a known busybody / do-gooder. She's said my trailer "makes too much noise" / "wakes her up in the night" etc. He wants a quiet life and doesn't want to upset any neighbours, but obviously this complaint is massively untrue. There are some potholes outside her house, but I literally go over them once or maybe twice a week during the day.

I'm now worried I'm going to lose my storage!!

Why not knock on her door next time you are passing with a bottle of wine to say sorry. Whilst there appears to be nothing to say sorry for it she will be taken aback and I suspect you'll hear nothing more. For a fiver it's worth putting to bed.

Two bottles Red/white would be better as she could then choose her favourite

And whilst you're giving her the wine ask her if she'd mind keeping an eye on your storage.

That way she feels like she is important and is on your side, helping you (rather than against you)!

You don't ask, because she'll think your just a cheeky c**t.
Get into a conversation, if it's going well then mention security concerns, she may turn around and say "oh well, we try to keep an eye on things around here".

The chances are she's pissed off because you've never spoken to her.

Or she is going to cause you grief for no pther reason than because she can.

We have been in our workshop for 15years, no neighbourly issues.
Old bloke retires and lets his unit to another old bloke. Within weeks there are complaints to everyone about everything

Have you considered the possibility that someone else has visited your property in the night with a trailer?

This could be a blessing in disguise - I'd pop round asap to discuss what she has seen/heard

If the landlord caves to a lying nutter then perhaps it's better not to be beholden to someone who'll fold for no reason.

its st really,you get trade insurance, you inform the HMRC so you get registered for self assessment tax, yet someone moans.

Annoying isn't it. Especially when it seems that most other small time traders don't bother with all that stuff.

Busybodies will complain about anything.

I'd suggest unloading the car trailer in the road and drive the car down the bumpy track.

But only if it's a quiet road, thinking of safety.

My experience of "busybodies" is talking to them doesn't help, and I've seen occasions where they then make up stories about you knocking on their door and being aggressive I kid you not.

Yeah, try to get her on side, be apologetic and placatory, explain the situation and that you will endeavour to only visit between certain times.

Make her feel valued and respected, she needs to see you as human and a nice person, not that noisy bd with a trailer, put a name to a face, be nice and its much harder for someone to be a dick about things. Its like talking to coppers and being a dick, that makes their job easier, be nice, call them officer, be helpful and try and make them laugh and they are more likely to cut you some slack.
