May be nothing but a new tenant that has been in a flat hasn't paid the rent today, direct debit always set up for the 28th. Has been there 3 months. Have called him/text no answer. Might be nothing, and maybe over the top but want to consider my options now. If he does decide he cant/wont pay the rent what are my options?

I thought direct debits get paid on that day. I.e. 12.00 midnight?

I think it depends on your banking cycle. For example, I quite often receive BACS payments for my expenses at 4pm(ish) on the day they're due, something to do with how the banks reconcile twice a day - although that could be twaddle as someone from accounts payable told me that!

If the rent is due today you may be worrying a little too much just yet.

Very much my thoughts. If he's still not paid next week then drop him a line. Hounding him for rent on the day it is due is not on.

could be away on holiday - or changed bank accounts etc. Give him or her a call tomorrow to clarify.

hardly hounding. If he hasn’t paid he should be questioned as to why / where is it. Why on earth should someone get a weeks grace?

Maybe somewhere in the middle then? biggrin

If its due on the 28th, then you ought to allow the tenant the whole of the 28th to make the payment. A week later seems excessive, I will grant you.

Quite, while it is still the 28th, it isn't late or overdue is it?

Yes I agree wait till tomorrow. But the casual ‘wait till next week’ reference is not viable.

Of course it's hounding, it's not even the end of the day and he's tried to ring him AND texted him. Especially if this is the first time it's been a few hours "late".

It's like reporting a failed bin collection at 8am on the day they're meant to be collected.

If it's more than a couple of days late then by all means ask where the money is.

He can't hire anything as he hasn't got the rent money.

When is the rent actually 'due' - not when is it usually paid? Does the lease say it's due monthly in advance and payable on 1st of every calendar month, for example?

You want to be careful bothering people for payments that might not actually be due - even if it was due today, calling and texting at 10am is really not on
