My mum died a year ago and her flat was on the market all of last summer. My sister and I are joint executors and beneficiaries. We ‘hit the post’ a few times but didn’t manage to get a sale over the line. We’re now looking at re marketing the flat this coming spring or selling to a ‘We Buy Any’ operation.
Does anybody here have experience of using any of these firms?

Hearing about lots of places not selling over these pre Brexit years.
Had ours up twice after the vote, in a street that normally results in a sale within days, or in a bidding war. Didn't get a single bite despite dropping the price to massively under the local estate agent's valuation.

Don't bother, tried with a flat with a low lease.
Charlatans, thieves, are polite words for them
They make an offer at 80% of market value, they in most cases use there own legal team.
then they send a pack asking about all different checks and certification that you have, and for each one you do not have they lower there offer.
(think certificate to show no asbestos etc...),
The flat valued at £170,000 the highest final offer we received (After starting at £150,000 then £130,000 then £120,000 (they keep coming back with lower offers) was £100,000 which was just above the mortgage in the end we sold to a local builder we knew and his brother.
2 options I would look at is a either Auction or talk to your local council/Housing association they may give you a fair offer

You have got the price wrong I would suggest. I think Brexit and other changes has hit harder in that sort of price range.I don’t think a flat valued at £850,000 on Sandbanks Road overlooking Poole harbour would be right for a housing association.

I would suggest taking it off the market for 4 weeks and putting it back on with the agent who really knows their stuff in that market.

As suggested above - punch the postcode in Zoopla, find recent sold prices and consider marketing it for a big chunk less.
My understanding of WBAH is they look for min 20% behind mkt value. Assuming mkt is now closer to £800k, then they could end up offering you mid £600s.
It might be worth getting a price from WBAH regardless then at least you know where you stand.

Anyway OP - cant help but its a lovely part of the world. I was down that side for a visit and very much stays in my mind of it being such a lovely place.
I suspect at the price point and uncertainty it will take some effort/time to sell.

WBAH 2 just returned my call. They’re offering £710,000.
