Hi Guys,

Anyone know an approximate costs for internal/ external decoration of flats as per pics.

Management company are quoting £28000 ex vat

Internal is communal areas only - woodwork and walls, external just the windows and woodwork.
(Oh, just showed the one pic of inside, both blocks are similar.)

The back of the larger flat has 18 windows, forgot to take pic ...


Other work is :
Clean the gutters and wash the render/ masonry
Repaint the lines and numbers in the carpark
Paint the lighting bollards (about 6 ot 7 of them)

Looking back, in 2017 a quote was received just for external redecoration - this would have been just painting the windows and woodwork/ + the metalwork on the balconies - the quotes for this were between £6500 - £8000. For whatever reason, the work wasn't carried out in 2017.

Typically, the internal decoration costs have been a bit less than external, but, let's just double the highest quote from 2017 for a ball park figure.

-> £16000

So, does it really cost £12000 to wash down the masonry, clean the gutters and re-paint the lines and bollards in the carpark.

Thought that looked familiar!


Lived in No 30 for about 2 years going back about 15 years now!

Seems very expensive to me for relatively little work knowing the layout etc - access is very easy for them.

In that case, I should know you as I've been there since it was built.

I've since found out some more info.

Cost for repainting the car park lines - £1800
I got a quote from a specialist firm this morning £575 (+ vat)

Their cost for repainting the fence (approx 20 panels)
£2400 (seriously, for about 10 hours work)

Cost to repaint 7 or 8 light bollards - £800

I've suggested they take a running jump at those prices -

They want to wash and paint the rendering - cleaning it is fair enough, but from a conversation I had years back with a neighbour who was a surveyor, he mentioned they type of render it was should not be painted. My next job is to find out what type it is to check this (I can't remember from 16 odd years ago). I'm also going to x2 check the quote for that, as it was several thousands.

Yeah, from memory the render is very textured, maybe slightly porous
I'll ask a few painters i have met in the pub etc- not sure if they are more residential focussed but they should know a contact if not...

When i lived there i had a few cars - blue focus, black Puma, Freelander company cars and for a brief period Mars Red Clio V6 you couldn;t have missed ;-) - you were probably swearing at me being in the visitors space the whole time!
