How to value artwork?

A tricky question here - How do you make a fairly accurate value on paintings?
A friend of mine has 7 original watercolours from a well known local artist called David Green who died aged 77 in 2013. He paid about £200 each for them many years ago, and the local auctioneer recently suggested £40-£60. I'll be putting one of the paintings into the auction next week to see how it fares.
In a similar way, there's a prolific artist called A, Nikolsky who painted The Royal Oak in Langstone in 1971 which I have the original watercolour of, but also a very similar painting was produced in 1963. I don't recall how much it cost, but guess about £100, and presumably the value hasn't really changed.
A more important RA artist called Charles Wyatt Warren produced oil paintings of Cader Idris, which I'm trying to find a rough figure for. I've found a low estimate of £600 which seems a fair price.
Any ideas of how to give artwork a realistic valuation.
