if you have to ask then such basic questions you really should not consider being a DIY landlord.

It is way more complicated then you would think and why you should use a professional letting agency to protect yourself from yourself and screwing it up.

What he said.

We have one BTL and use a letting manager. No stress for 5%, only issue we've had was a leaking boiler on a Sunday night, which we sorted with the tenant, but the manager called us 8.30 am Monday to say they were on the case and it would be fixed properly that day.

How do you learn without asking questions? Knowledge does not pass by osmosis.

Sort of.

Govt has committed to making an EICR a legal requirement when parliamentary time allows (!)

For now, no direct statutory requirement, but you do have to ensure that the property is safe - and how else will you demonstrate that it is safe, especially in worst case scenario.

Also, when the bill does pass all the sparkies in town will be flat out with tight LLs who left it to the last minute, so do it now while you can choose a contractor and pay the right price.
