New Lease advice needed please

Been looking at VW Tiguan, R-Line tech, DSG 4 motion. New list price is about £38k... or probably £35k after negotiating.
I found a broker that’s been really helpful - they are offering £443/m on a 1+35 with 15,000 miles/yr — so £16k (42% of list) over 3 years with 45,000 miles.
I figure a 3 year old Tig with 45k on the clock is probably going to be worth £15k, so it will have depreciated by £20k.... so a £16k lease seems a good deal? Plus I don’t have to tie the money up on a cash purchase and lose a couple of grand interest.
What do the PH experts make of the deal? Any good? I know 3 year leases put a lot of people off but I’m fine with that aspect.
Other question, the broker charges a £300 non-refundable fee to place the order - which is fair enough. It’s due for delivery end Nov/early Dec. The concern is with Brexit possibly approaching, what happens if import duties suddenly change or there are long delays? I presume once I’ve paid the £300 broker fee, it’s “tough luck” and I’m either locked in to any changes or I lose the £300?
