Would appreciate any insights or feedback on this issue..

End of October my mortgage with Barclays ends, as the rate comes to an end after which SVR kicks in, which I wanted to avoid and told Conveyance company to complete by 1st November. So 7th November still not completed my mortgage onto the new provider, Conveyance co blaming Barclays for not sending Redemption statement for the delay, which they requested 28th October, so in good time..

Barclays of course claims they never got the request and the first they have heard about a redemption statement was 4th November. Now I am being charged SVR on my mortgage. The main priority is to complete, however do I have any re-course with Barclays in not providing that information? if they were genuinely asked for it and I can prove it? Or is the Conveyance co at fault for not chasing stuff up adequately.

Anyone else gone through this hassle?

Requesting the redemption statement on 28th October for a completion on 1st November, is NOT in good time.

Redemption statements often do take 7-10 days to arrive from some lender, the solicitors should know this.

Once received, a lot of lenders require 5 working days for the funds to requests for completion, again the solictors know this.

This is the solicitors fault 100%.

Yep solicitors have dropped the ball here and any attempt at recourse should be aimed at them.

The solicitors aren’t Optima Legal are they? They dealt with my remortgage a few months ago and were shockingly incompetent.

Thanks for the feedback.

The solicitors are Enact and too be honest they have been fine in the past, but completely dropped the ball on this occasion..

Sometimes people wonder why we start all our client renewal remortgages 3 months out from rate expiry.........these issues are why........you would not believe how these factory firms (O'Neill Patient/Enact/Optima) can undermine your good work with clients and lenders by doing stuff like this at completion.........extremely annoying and they do anything and blame everyone else but themselves and somehow get away with it.....

I've considered starting up a conveyancing firm............and just doing exactly what was promised, when it's promised........it would be a revelation!!!

You could call it "BoJo Conveyancers", then everyone would know it's 100% reliable. Boris always keeps his promises.

Yep agree.. I am a little cross with myself not chasing them earlier, was just expecting them to complete on the day I asked. They provide the conveyancing as part of the new deal on my new mortgage with Natwest. Meanwhile getting shafted on SVR with Barclays. I have no doubt I signed something with the Conveyancing firm that indemnifies them..

Oh boy did we have fun with Enact. The worst solicitors firm I or anyone else I know have ever dealt with. Useless would be being generous.

We ended up having to deal with them because our own solicitor wasn’t on Barclays panel (long story about how we ended up there). The girl who was assigned our case was also booked on leave halfway through the process so it had to be handed over, it wasn’t and ex poly child 2 was even more useless than ex poly child 1. They caused our solicitor no end of grief constantly asking for stuff he had already sent them or that they didn’t really need. My wife has a law degree so lost her st over the phone quite a few times to no avail. In the end thanks to their incompetence we ended up homeless for 3 weeks and exchanging from Kathmandu! Good times.

Fancy a laugh? Read their google reviews. Tbh I’m surprised they still exist or haven’t changed their name since we dealt with them in 2015.

Wow - I must have been lucky in the last 2 remortgages, I used these clowns and they were fine. I suspect there is some sort of Ombudsman I can waste my time complaining too? Read the trust-pilot reviews, not good.....

I wouldn’t bother. With the professional indemnity insurance I never understand how any of the conveyancing factories make a profit.

Problem with this area is everyone wants to pay peanuts. And we all know what that buys you.

Amazes me that people hand over thousands to an estate agent and then expect to pay a few hundred quid for the legals on a house sale.

I think next time I’ll try paying a monkey with peanuts. It’s not exactly rocket science on most sales and I’m sure the monkey would do a better job than Enact. I feel a little sorry for them actually as it must be soul crushing work and I can’t imagine they make the money they dreamt off when they started out studying law.

Possibly. Our original situation was caused by our mortgage advisor so we went through the Financial Ombudsman.

I used Optima Legal last year and I had the complete opposite experience, although I did start the process three months in advance of the date my original rate ended.

I found they were the ones chasing me if anything.
