Sticky leather seat

Recently bought 2015 BMW 3 series.
Didn’t notice on the test drive, but after any length of time my clothing sticks to the oyster leather.
All the other seats are fine, and to look at its spotless.
There is a bit of roughness to the area but barely noticeable.
I’ve tried some leather cleaners and conditioner without joy.
Any suggestions appreciated.

The stickiness only manifests when the seat has warmed up after about 30 mins driving.
If it can get the rest off, it’s likely to reveal a very worn seat, so any ideas on how to restore it properly?
So any advice on what do to.

They’ll probably have a kit on the shelf if it’s just black leather.
