Hi,

I am in the final stages of completing a self build which uses SIP panels for the main construction of the walls and roof and then clad in larch. I am struggling to find, certainly online, anyone able to quote for a mortgage (and dare I say insure it). Most companies and professionals online seem to reckon hat 95% of mortgage and insurers recognise SIP as method of construction but in reality it seems this is not the case.

Has anyone any experience on this?

I'd recommend giving Sarnie a PM. He's a very good mortgage broker, so i'd imagine if it's possible he'll be able to sort it for you.

Thanks I will do. Not in a high rush so if he's on holiday I can definetly wait until he returns.

I am actually already using Ecology BS currently. The rate is 4.9%, I am hoping to lower this closer to major headline rates currently ~1-2%.

Following - I am interested in this too. We are thinking to buy a timber framed house with wood cladding and wondering about whether there would be problems at resale.

Ours is half stone with SIPs extension. I'm not even sure they asked about construction although the valuer obviously came out. It's with Accord.

Mate, I have come to the conclusion that you live on holiday and go to work several times a year! biggrin

Another major thumbs up for Sarnie from me.

Being in finance myself (though in a completely different area) it is very easy to recognise someone who is a true professional and actually genuinely cares about doing the best by you (they really are that rare!).

Any of out Private Clients with mortgage or protection needs (by which I mean insurance, not bodyguards! smile) are automatically given his contact details, as I don't have the slightest worry about trust, service levels or delivery.

There are not many people I can say that about.

Thought we would do but it's my week off so don't have policy in front of me. Don't know about the self build part though, probably unlikely.

As long as valuer is OK with it and can get suitable insurance most lenders would be OK with it.

I should have said that when I come to remortgage, I mean to get out of the self build mortgage I am currently on. As I will have completion certs etc when this time comes.. i.e May.

Who are you insured with out of interest?

I'm with Accord although I think it was the Yorkshire BS before it was renamed/taken over - it was good for us as it's an offset and meant we had access to funds for building garaging, etc. If it's just a standard mortgage (by that I mean not self build/renovation, etc), you really shouldn't have an issue although I'd agree that the lack of knowledge about SIPS is absolutely staggering. We had to have an EPC to claim the RHI for our heat pump. The assessor didn't have a clue what SIPS were - which goes to show it's a load of old bull!
