Would a couple of days gap between the current Gas Safety Certificate and a new one have any impact on the ability to evict an existing tenant via the S21 process in the future?

Do the dates of the gap coincide with current CV-19 events?

Regardless of whether you were able to get the certificate in the current situation, youu still have to be able to prove you made attempts to carry out the checks with both the tenant and gas company.

I had to evict a tenant last year for non payment of rent. Along with the Gas Safety, the Court was very keen to see evidence that 'How to Rent' guide and an EPC had been provided at the outset of the tenancy. Same with Deposit Certificate and Prescribed Information.

I'd ticked all the boxes and got the order without any fuss but it was pretty clear they'd have thrown it back if I'd missed anything.
