Can anyone advise on this please?

Our BTL tenants of 5 years left a few weeks ago, so we are looking for new ones.

I have had a number of applicants, none are ideal, but some are acceptable.

One of the applicants is a self-employed beauty therapist, who has been on maternity for 9 months, and was then unable to work due to the virus.

She is currently on Universal Credit, I don't know how this works other than she told me she gets a lump of money from them monthly, and then pays it out. Her husband is on furlough, so his money should make it all OK, but there is talk of them separating.

She wants a property offering the possibility of a home studio for her work, which ours does,

Two questions, what are the implications of a tenant who is in (albeit temporary) receipt of UC, and am I Ok to let my property to someone who will be using a room for business purposes?

Thank you.

On the face of it, it sounds like a trolley load of trouble to me.

If she is your best option I'd hate to hear what the others are like.

If you must, make sure you get a guarantor ideally 1 who is a homeowner.

We had someone all lined up to move in, 54 and 58 yr old couple who wanted 6 yr lease, on a property with large garden and garage. She has just retired and he just bought a Harley. They currently live in a terrace property in the town centre, the Harley lives in a shed.
He gave notice on current place, changed utilities, I emailed contracts for signing, and then wife changed her mind as she realised she won't know anyone in the new area and it's not in the town centre. It's a pleasant 15 minute walk!
We have had some real no hoper applicants, and others that sound ideal, and are keen but then disappear.
My property is a well presented 3 bed semi in 2 mins from an outstanding primary, with large garden. £760pm.
I realise the current situation makes things harder, but I need somebody in there.
Probably not the beauty therapist though!

The fact that she is a beauty therapist would put me on my guard straight away.

Probably false objections as she knew that already. Probably found somewhere better or cheaper. When it comes to housing it seems people very quickly resort to lying.

Words of wisdom, right here.

(And unusually direct from Eric! smile )

Not having someone in there will cost you the rent each month. Having a problematic tenant in there could cost you a whole lot more.

That pair you described don't sound like ones I'd rush to give a house to.

Just to complete the circle in this, I have had a viewing with a delightful couple today, local authority employee and a web developer, 6 months pregnant and want the child to go to the school at the end of the road.
They have passed credit checks, current landlord and employer references on their way.
Job sorted, I'm happy with them.

Good result, glad to hear it.

It is ALWAYS worth waiting for good tenants. I hope they work out well for you.
