It appears we have an electricity substation on our factory site with a lease that expired in 1993.

Could anyone recommend from personal experience a suitable surveyor or law firm who may be able to assist in "normalising" the situation?

Iimagine I would be daft to approach the distribution company directly.

This is not uncommon, some agreements were set on peppercorn and others for a few pounds which often meant they fell off the landlord's radar. Contact the elec network as a 1st step and request they provide copy documents. The utilities have significant rights and they are normally willing to regularise date-expired leases. Dating so far back it is unlikely that there will be a lift and shift clause so if you are seeking to get it removed, although not impossible, it could be expensive. I have dealt with a couple of these, one was easier to let sleeping dogs lie, and with the other it was agreed to switch locations to facilitate site development at the developer's expense.
