I would like a new Audi S8 and currently there are discounts of just over £20000 on an new order but that still means huge deprecation if bought new.

Does anyone have any idea how long before we could see some good lease deals on them ?

Deals will be there if Audi/VWFS want to get cars on the market. Let me know if you spot something. However I'm not sure if I have enough energy to own another Audi and deal with their service department.
