Forward Flow agreements / IO strip / CRE portfolio funding

Hi all
just started an(other) SME lender. FCA permissions came through yesterday, and we've got a funding line of £36m in place for 2020. However, we have 'capacity' (staff, systems, inflow and ambition) to fund around twice that in 2021. I have a few irons in the fire with previous contacts but each seem to be focused on short term (bridging / refurb, c. 1% return a month) rather than long income opportunities (say £1m at 6% pa / 15 year term).
Ahead of whats going to be a very busy q1, I just wanted to see if there was anyone on here in the same field - happy to brainstorm / share contacts / chew the fat about similar projects.
