So it looks like Stratford is going to be less of a sh1thole than it was.

I've probably missed the boat, but as it's going to be a nicer place how about buying a flat there? :rolleyes:

Mmmm...

Some sort of contracting business , subbing the work to jobbing builders and overcharging by a huge margin should fit the bill ! The inevitable panic to get it done in time ought to be allow people to name their price !

I definitely sense the opportunity to fleece the public purse ! Think I'll form a cunning plan....

Nice plan apart from the probability the govt will be handing out fixed cost contracts. open an environmental planning consulatancy however, and you will clean up...

To those thinking of buying for price increases think of the effects on prices when they sell the athletes village as low cost housing (iirc this is the plan).

Should you buy? Depends...

I'm in a group that bought 6 2 bed flats in Stratford nearly 2 years ago. It was a bit of a punt, but the gamble was that if (a) London won the bid then (b) there will be a significant upturn in the influx of construction workers. For a period of time (currently looking at 18 months before opening ceremony) there *should* be significant relatively short-term demand, which *should* bump up rental income. Then demand *should* drop off but by then all expenditure will have been closed off so whatever the flats sell for is profit. Current rents come to about 15% over costs, so it's not so bad anyway. I fully expect there to be a bit of a spike in valuations over the next few days, but that'll be a blip. When all is said and done, the area is going to be a building site for a long time.

Having said all that, if the area remains a shithole, despite all the planned investment, we may be lumbered with a set of (artificially) over-priced property, in an area that no-one wants to move to.

Stratford hss allready benefited from regeneration and rising prices to an extent, if I were looking for an investment on the back of 2012 I would be mostly looking in Leyton this weekend. Next door to Stratford close to all the action and still relativly cheep, ripe for redevelopment or speculative investment.

sadly, being on a hospital network there are no apple grumbles here, one is 'grumbled' as soon as anything vaguely dodgy comes up.

I have a house converted into two 1 bed flats about a mile from Stratford centre (Just off Leytonstone High Road)....Recently refurbished and currently tenanted and I wish to sell it.
