Our house insurance (buildings and contents) is up for renewal and over lockdown we've converted a detached outhouse into a medical treatment room for my wife's business. I've done the standard online quotes and it's producing a 50% uplift in the price.

Is this standard or should I be going with a broker, if so does anyone have any recommendations for brokers?

If it is a separate outbuilding perhaps look at including it on the business insurance you need for the business? Leave the house as it is?

Can we do that?

I'll be honest, I'm not bothered about actually insuring the outhouse, but I wouldn't want to be denied a claim on the house, because we hadn't declared my wife's business.

Yes, it's worth trying a broker.

Try finding a local one here - https://insurance.biba.org.uk/find-insurance

There's NIG, Ageas and Aviva for what we call a 'Business from Home' or 'Homeworkers' policy. Those policies allow you to cover the business kit as well as the usual household stuff.

If it's just that you need to declare people are visiting the property and you want to cover off that element of the Public Liability risk then quite a number of broker-only home insurers can accommodate that.

Price may be what it is, mind.

It depends on what your Wife does as to whether it’ll cause an uplift with most insurers.

We’re life insurance specialists but also do a lot of home insurance so drop me a pm if you’d like one of the advisers to get you a quote?

Cheers for the help.


Spoke to couple of brokers and they were more expensive than the AXA quote I'd got online and were with companies I'd never heard of. So went with AXA in the end.

It should be possible.

My Girlfriend is a mobile Hair Dresser and she is covered to work in the house. There are limitations that we will be looking to change come renewal but it's definitely doable.

Take a look at Hiscox. They do our house/business insurance and the policy/cover works well as they are setup to deal with this model - unlike a lot of standard policies.
