Although not ‘above’ retail, it is ‘behind,’ and it seems you need to access through a doorway between two shops on the main road. Is this a potential nightmare in terms of lending?

I have sold numerous flats above shops to people with mortgages and there have been no issues.

You may find one lender will not lend on multiple units within the same building.

Factor in the costs of possibly having to extend the lease?

Yep I did think about that - I don’t think 93 is a huge worry but aware if I was there for say 5 years I’d probably want to extend. It’s more a question on the positioning of the flat behind the retail units as I haven’t seen this set up so far on my search.

It will be an issue for a number of lenders...........the rest will state that it will be down to valuers comments....

That's probably one we'd do but would do but would be subject to valuation really.
