Escape to the country / Phooey business idea: Number 158 wobble

I actually fancy the idea of cashing in all my chips, adding additional funding to the pot with a mortgage, and escaping to the country and buying something like this - https://www.rightmove.co.uk/properties/106590746#/

Being a townie I know absolutely sweet fa about living and earning off the countryside.. so, ideas please on how to earn a few quid from a property like this biggrin

ps - I have been looking for a house with a small paddock for equestrian use. The above is overkill admittedly but if there's a few quid to be made..

You dont have enought land to make £££ you really nees 10 x or 20x what is there (IMO)
best thing you can do to make a quick buck is convert outbuildings to HMOs and get single men that need rehoming at the taxpayers expense in there. One of the hotels here on the Isle of Wight in the main town is doing it and some of the empty shops are being coverted into 10/12 room HMOs. I understand £90/£100 pw per bod is on offer.

Oh that’s quite a depressing thought. I was hoping on growing some chickens (maybe turkeys for Xmas), pumpkins, Koi carp breeding, convert stables to suit livery business, a few trees to sell, and if all that fails - a paste table full of jam and eggs outside entrance.

If you have multiple road access points to the 30+ acres of land then throwing a few Glamping pods will be popular for the next 5 or so years at minimum. I cant see the staycation boom going anywhere this side of 2025

Multiple opportunities :
1. Massive barn turn into classic car /motor home storage.
2. Massive barn section out into industrial units for rent.
3. Picturesque fields glamping as mentioned.
4. Rent other farming land.
5. Create Farm shop by hooking up with other local producers.
6. Create barn for various pop up community events /alfresco dining - think River Cottage
7. Big paddock, drifting PH events

Loads of things to do!!

Are you looking for a business, an income or a hobby?

It would be hard to treat it as a business where it has to provide returns on an investment of £1.5m.

Some of the ideas above could provide a moderate income but countryside bliss will be a lot less blissful with people constantly coming and going disturbing your peace and quiet.

Keeping a few chickens as a part of your conversation to the Good Life could provide pocket money in small quantities. If you need more pocket money it will start to feel like work very quickly.


My first thought is it looks like a nice enough place but you could buy a nicer country home with less land for a lot less money and still do the hobby/lite-income version.

I was just thinking of a lifestyle business. Sort of make it up as you go along kind of thing. I think horse livery (possibly a package for retired horses too) could throw a few pennies into the pot. I'm just interested in ideas. I know it's ^^ not a road to riches but thinking it could be a nice property+lifestyle smile

If you have the capital available to pay for it, then it would absolutely make a return, it would be quite a safe investment. However I wouldn't be confident in having to pay for a large mortgage on it.

In my opinion, that wouldn't be the ideal property for a livery, unless you are happy with the horse stables being at your back door, as is apparent from the photos - pretty much a disaster in livery terms. 5+ people there at once, all able to look through your windows.

The chicken farming game is quite tough - its a very volatile market, and you have to be good. Aging equipment will be against you. However I see this does come with a contract. For someone without a farming background, this is a complete non starter, but it may be worth your while to employ a farm manager to oversee the chicken houses, or alternatively, renting out the sheds.

Thank you. Some good points made - especially with regards to the chicken farming - in reality I'm not sure I could be a chicken farmer. Another idea i had was dog boarding kennels - having regularly used them in the past they seem quite profitable. I suspect getting a licence or permission for this may be tricky. I could devote my life to looking after dogs smile

Agricultural land is about £10k an acre. Farmers who inherit land moan about how they can barely afford to put fuel in the range rover.

37 acres isn't a very big farm, so I would look at recreation.

Glamping

Airsoft / paintball
Buggy racing and clay pigeon shooting, though these may get objections from the neighbours.

Weddings

Chew over the busiest times will be in the summer and at the weekends.

Yep, makes sense, just be aware that it can very quickly turn into something as busy and demanding as your “proper” job but without the same rewards.

If you have the self control and financial situation to control how much it demands of you it could be a great thing to do thumbup
