Evicting a tenant (Scotland)

I decided to sell my property so served a Notice to Leave back in March, this had to be for 6 months. My tenant has now put in writing that she’s been in touch with a “certain charity” who have advised her to stay after the Notice to Leave has passed.
I’ve had some legal advice via my Landlord Insurance but before they can instruct a solicitor to begin proceedings I need to put in a claim. This has been done but could take 3 to 4 weeks to process and I’m keen to start the ball rolling, plus I don’t know if my claim will be accepted. I’ve done a lot of google research over the weekend and the process seems fairly straightforward.
I need to send a Section 11 notice to the Council.
I need to complete Form E and send to the First-tier Tribunal.
Eviction grounds will be under Rule 109 (Private Residential Tenancy) Ground 1 - The Landlord intends to sell the let property.
I need to show evidence for grounds. I have a Home Report showing I am preparing to sell.
Also send a copy of the Notice to Leave and a copy of the Section 11 notice.
I know it’s a long shot, especially as it’s Scottish law, but has anyone had any experience of First-tier Tribunals?
Or have any advice to give?
The application to the Tribunal seems relatively easy but I just don’t know whether I should have a solicitor alongside to hold my hand!
