I've had lots of enquiries from doggy daycare /dog walking businesses looking to set up but never someone looking for a field.
Why would they pay when there are loads of parks to be used free of charge?
I can only see someone wanting to rent open space for dog walking in high value and densely developed areas where the dog walker is able to charge a premium. At that point the value becomes a function of the additional profit the business can charge by having access to the space.
I'm not trying to be unhelpful, I just can't see there being a market here. I'll caveat that by saying I do live in the sticks.

Noel, you have missed the point.
These new dog walking free areas are usually very securely fenced, so sowners can enjoy off lead work with their dog with zero concern about either hteir dog running off or another dog coaming over.
Some of them have smaller totally fenced off and secure areas for individual hire.
