Where to invest in East Europe

There have been numerous threads on this topic recently. I think Estonia could be among the best places at the moment for numerous reasons, including:
Very favourable tax situation
Foreign friendly for mortgages
At least 1-2 years behind Bulgaria in terms of growth (eg more to come)
Borrowing rate generally @ 3%
You will be able to get more individual property, rather than part of a tower block.
I dont know if anyone who is investing in Bulgaria has been there recently but it is starting to resemble the costa del sol. Bet the locals can't wait for the fish and chip brigade to arrive!

I posed this question recently and a very nice chap called ? Mark 'big ears' mailed me with loads of info. He is married to a Bulgarian lass so well clued up.
I still believe that local knowledge is priceless. You maybe better looking in your own back yard. See 10 properties a week and put in 10 offers below what you think they are worth. One or two a year might be accepted. Just a thought, but I agree UK market is flat at the moment. This may change after A day next year

Dear All,
My name is Ákos Nagy, i work as a marketing manager in a real estate developer company. We build more than 800 apartments in the amazing capital of Hungary, in Budapest.We also sell some of our apartments to foreign real estate investors. We undertake further management( furishing, finding the proper tenant, manage your income in Hungary etc.) We are the only a i see almost all around europe.
I always try to find out why lots of people want to invest to the XVIII-XIX century place like Turkey,Bulgaria etc. If you take a look around in these conutries you can find a few things: nice friendly people( some terrorist)and poverty.
Now we write 2005, but if you see clear these countries will not able to come up anyway, because the social and economical system will not let these people accumulate capital, which is your investment purpose. Look for a country where people capability is similar like yours the social and economical and legal situation is safe and arranged and can make outstanding progress( according to their recent status) in the next 5-10 years.
