Hello - would be very grateful for any help from those who know about shipping container storage business !

Question really relates as to whether business rate are payable on the containers ?

Does it make a difference if the person renting is a business or a private individual ?

If they have been assigned a valuation (£375) by the valuation office does this look right ? and will ever tenant either have to claim small business relief if it is a business, or pay up if an individual ?

Yes they are rateable if they stay in the same place for long enough and are used for storage.

Yes business rates will apply irrespective as to whether its a business or individual using them. (Plonk one in your garden to use as a shed no rates, rent one down the road and rates become payable)

How they are valued will depend on the lease/licence and who is in control of them. Potentially they will be subject to small business rates relief and no rates payable. It will depend who is the occupier and what, if any, other non-domestic property they have
