Just a query regarding the above, and whether any PHers have been in the same position. When it comes to property I have very little knowledge past my own mortgage.

GF and I looking at moving in together. We both own places, mine smaller than hers. Both lucky enough to have decent equity in each and (deliberately) very manageable payments. Neither property works for what we’d need in terms of location.

Option 1 would obviously be both sell, then buy a place together.

Option 2. Can you use the equity in both properties to buy one together, then let out the two you own separately?

I can’t say I’d be thrilled about becoming a landlord, but if it made financial sense I’d reluctantly do it.

Thoughts?

There is no simple answer. Do what you are most comfortable with.

If you don’t want to be a landlord then don’t be one, you will be happier for avoiding the experience.

If going LTB it could work out very nicely in 20 years.
3 properties. No mortgages etc. Rental income plus the capital in bricks which is not a bad thing.

Or, it could be the biggest ball of sh&* you ever saw when it all goes pointy side up.

Its higher risk. I think a lot comes down to your long term plans and what not.

Don't forget when doing any kind of long term investment you need to think about tax in particular CGT.
