What to do with an empty 1500 sq/ft unit?

I have come across an opportunity to rent a 1500sq/ft unit in my area. I don't want to pass on this as units of this size and cost are few and far between but I am unsure what to do with it. Located just outside of North London and headroom is around 6 to 8 foot (pitched roof) so wouldn't be suitable for any forklift use or a car lift but it is dry with water and electricity. Any ideas on what it could be used for? If not business, I will simply use it for car storage/ light maintenance on my own vehicles

If you’ve got no gainful use for it other than a convenient way of storing your own vehicles, then that’s probably about it?
Unless you’ve got some sort of business idea that’s oven ready (that would be permissible in the building), then can’t offer much else. The assumption is that if others had a need for it, they too would already be interested.

Best also to steer clear of motor trade due to hassle associated with the,
Small on line e-commerce traders or market traders etc.
Bear in mind sub-leasing may be a problem unless you own the building Same with insurance too. Best not rent out to firework factories or growers of hemp based products

If the background noise/vibration is low, you could divide the floor space up and create rooms which are sound insulated and offer them as podcasting/editing/voiceover suites to freelancers or people with their own social media channels, for instance (they would provide their own AV equipment+hotspot).
You'd need to do a bit of promotion to raise awareness but if the rent was cheap enough with easy in out terms you could tap into the stream of students who come out of education each year in those fields.
So you'd need something like RWA45 rockwool slabs in partitions, faced with some kind of acoustic plasterboard and a decent door for each room, power supply, heater, lighting, decent communal toilet and kitchen area.
You could also let them out to anyone running a micro business who wants to move off their kitchen table and into a cheap small office space.

I recently visited a college that specialises in advanced visual arts (video FX and gaming). They had a large green screen studio which, they told us, gets rented out to film production companies as there's high demand for them and few available at 'reasonable' costs in and around London.

I have no idea what it would cost to build something like this but would imagine the most expensive thing would be the lighting but most production companies would probably bring their own.

There may be demand, but it would only be for a day or a few days at a time.On a big show much kit is hired for the job from specialist hire companies. I recall a truck pulling up with 'Arri' on the side...god knows how much that cost.

A crane like this..... fifteen hundred quid a day. Minus camera and gimbal!
