Ex Won’t Move...help!

Asking for a friend, my sister in law”s partner to be precise.
He pays the mortgage for a 4 bed house inhabited by his wife (ex wife in all but name) and their 15 year old. The mortgage is in both names but he has always paid the full amount. He also pays maintenance for the teenager.
He”s renting a house with my sister in law but they want to buy. Trouble is, paying the mortgage as per the above, plus rent, means he”s not managing to save, and is sometimes in deficit.
They reached an agreement to sell and for the ex to move into a 2 bed house. A suitable property was found but she pulled out and has told him she”s not moving. She is a very difficult person, and having seen some of their correspondence I”d say she’s got a very big dose of the mental.
Surely she can”t stay there forever? He’s even considering not paying the mortgage and letting it be repossessed, even though he knows this would be bad for his credit rating (and hers of course).
I reckon this must be a fairly common scenario but I don”t personally know anyone who has faced it.
Can anyone offer advice on how he can sell the house?
