No sure if this should be in houses, SP&L, holidays...

Anyway, legally, what hoops do I need to jump through in order to offer a posh shed or two as a holiday let on my own land? Does anyone on here do this? Is it easy enough to set up?

Basically you need planning permission

Some good info, but one thread implies that adhering to building regs is an 'issue of conscience'. Surely there must be an actual legal process in black an white? Has anyone actually done this? Surely the vast majority of glamping type sheds don't come close to complying with building regs?

If you are looking at putting electrics in, then Edition 18 of the Regs. (BS7671) amendment 2 also applies. Part 7 chapters 708 and 721 from memory for the pods, 701 for the shower block.

Wasn't planning on electrics. Just a solar/battery bank with low voltage DC LED lighting and phone charging.

This is all you need.
We stopped on a glamping site in Italy earlier this year. A fairly new site near Bologne . Large very tough looking ridge tents with solar power into batteries with inverter.
Not sure of planning regs but would you actually need permission with non permanent accommodation??

Does say 'tents' though. Can tents be wooden?

Is a Shepherds hut on wheels a caravan? What if I take it off the chassis and sick it on the ground? Is it a shed then?

See, this is why I'm a libertarian. hehe

Tis not just a motoring forum, but a font of all masculine and semimasculine knowledge.

And most other knowledge too.

Google anything with "pistonheads" and you'll probably find the answer in a long lost thread - Advice here has helped me fix an enterprise phone system, and save an office from burning down.

Needs a lot more information and background to give a definitive answer but 99.99% you will need planning permission. Change of use of land and potentially the erection of buildings/structures (depends on what the glamping is). Whether that is acceptable to the local planning authority is impossible to tell you. I would go and speak to them first to see whether the idea is a total non-starter or not.

Thanks for your input, but I find it far better to get first hand information from someone who has actually recently been through the process, than a load of articles of varying age and accuracy via google.

It isn't like PH isn't 99% pointless bullst anyway.

Not quite sure how it would work with the shepherd hut things but a small campsite is exempt from a lot of stuff if it's "approved" by one of the clubs.
I've stayed in a few and although in theory they can only be used by members, no one seems to check and AFAIK you can be certificated by more than one club anyway.

Does limit you to 5 caravans and 10 tents though. No particular requirement for any facilities, and the clubs publish a list of all the sites and send it to their members so it's very cheap advertising for you.
There's also nothing stopping you advertising it separately as well.

This place is kind of what I am aiming for, a couple of nice units on a 0.5Ha woodland plot, wood fired sex pond, composting WC, etc but very much off-grid.

Yeah, just sounding out at the moment. We also have an old barn which we want to convert to a 2-bed, which will definitely need planning permission. The fact that we are in an AONB complicates things as well.

Of course it will need planning permission. You are changing the use of the land. AONB - just raised the stakes!
