Laggy XBOX but fast broadband?

Any ideas... I'm getting laggy XBOX gameplay and when I test the connection with the XBOX its saying only 4mbps, but when I test the connection on my phone, laptop and the other half's phone it's 65mbps constantly.

Wifi or network cable?

How far away from the hub are you if on wifi? Do you have repeaters?

Have you turned the xbox off at the wall and back on again?

Could be that the location of the Xbox is the problem, I went to a job a few weeks back with 2 PS5 in the same room, one would connect to wifi, and the other one wouldn't, the one that wouldn't was on a desk behind the monitor, moved the monitor and connected straight away.

My Xbox Series X really didn't like the 5ghz channel that my router was on and would have constant issues of slowing down and dropping connection. Switching to the 2.4ghz channel fixed it instantly.

I've always had a WiFi extender halfway between my office and my gaming room. If your router is a long way from your console, with lots of structure in between the two, that can cause issues.
