My home is rented whilst I am abroad.
Last year I had to market the property in December (slow month) and consequently dropped the rent to find a tenant quickly.
That tenant has now asked to be released from their contract early (bought a house), to which I’ve agreed, once I have a replacement tenant lined up.
Because I am advertising with a sitting tenant who is under contract, my letting agent is not allowing me to market the property with increase in rent (back to where it was previously).
Is there any legal basis for this? Or LA covering their arse so it doesn’t look like I’m eviciting tenants to raise the rent (I have evidence they’re asking to be released.
