Probate sale in SE.
I think this colour is off-putting and wondering if it would be worth a repaint before trying to sell it.

What's the collective PH view, and how much should it cost to make more attractive?



The elderly owner had been in slow decline over several years, so the house is clean, but not modernised in any way. I would expect that anyone buying it would want to embark on a full make over.

Of course, it's always possible the colour is a plus point! Opinions will differ.

Calculate the surface area of the outside of the house, then go look at some tins of masonry paint in B & Q, they state the square meter coverage per tin on the side. Then buy a few rollers, and get busy. If you have a ladder and a decent few days, you should crack it in 3 even if you're a total novice.

^^^ that, but take the guided coverage and halve it, then budget for an extra coat unless going for a darker colour

Would have to pay to get it done.
I live over 100 miles away, am my wife's carer and at 78, I'm not the man I was!

I'd certainly paint it, because there is the chance that a potential buyer would reject it purely because of that colour.

Two days for a pro, call it £600.00 and then another couple of hundred for paint. Well worth it IMHO.

You'd probably get change from a grand around here, but the two house painters I know have a serious backlog of outdoor work from last year.

Maybe the neighbours would be keen to see it done?

OTOH, it's probably a landmark, when it's a different colour, taxis, takeaways and stuff will be lost!

So less than a grand? When was the last time you had any decorators in?

That’s £3000 minimum and probably going to be 2-3 coats that’s a very bright colour.

I was quoted £1.5k for a small hallway and landing and that was a couple of years ago.

Plus scaffolding costs if having the painters in.

I'd expect a decorator to give that a single coat in a day, so three days' work. I wouldn't expect to pay more than £300/day for a decorator and even if the paint and material come in at £500 thats still only £1400.

Even if it cost you £3k, I’d wager you’d still be well up on the sale price.

A bold colour would put off a lot of potential buyers… and any who do stay interested are going to try to chip you on price.

Good luck finding decorators on £300 a day in the south east.

Billy from down the pub cash in hand geeza prob £1500-£2000.

Proper P&D company with some sort of recourse if it starts to peel etc, 2x that I reckon as a min.

I wouldn't paint it, whomever makes an offer will take this into account.

At 78 why worry!

And I certainly wouldn't be paying 4 grand, have you no grand kids that want a quick £500 a piece???

Doff cleaning would take the paint off with out damaging the brickwork but the render will still need painting.
