We're (Ltd co) about to sign a new lease for a commercial retail unit (previous lease 12 yrs just expired, new one 10 yrs) and the solicitor has informed us we need to pay HMRC SDLT on the new lease. I was of the understanding this didn't apply to commercial property, am I mistaken or has something changed?

Our last SDLT bill for our Lease renewal earlier this year was £14k.

That was for Commercial Property within our SIPP.

So long as it’s above a certain level it’s payable.

It does apply, based on the NPV, I'm no expert but do some research. Up to a certain value it's exempt so it may be that an uplift in the rent over the term has pushed you over the threshold?
