I’m trying to find some space for an e-commerce business, and it’s turning out to be remarkably difficult. I’m happy to consider pretty much any type of unit and could repurpose most spaces.
Judging by the news, you’d assume it’s a buyer’s/renter’s market, but my experience couldn’t be further from that.
There's a lot of competition it seems in Hants for 150-250sqm units.

Just get a couple of large storage units and work out of them. Plenty of people do / especially e-commerce. Most unit providers allow it and I've seen people with full on office setups inside a unit. The larger units often have power but there's other ways to get power in them. I think Big Yellow and the like allow for it.

Those sort of units are never easy to come by in Hants / Surrey.Judging by the news, you d assume it s a buyer s/renter s market, but my experience couldn t be further from that.

Look carefully at the rateable values, you might find huge differences in the business rates between units with not much difference in size because of the way that the discount works. There can be some proper cliff edge situations where 10% more space will see double the rates.
