Replacing Garage with Garden Room

I am potentially thinking of replacing an old prefab double garage with a garden room although costs are looking £30k + , ideally would use for any guests to stay etc.

Has anyone done this and would you recommend ? any pics would be great to give an idea

For habitable space you will need both planning permission and to meet full building regulations; costs will be greater than a quote for a typical (non habitable) space.

Depending where you are getting the PP could be a challenge if the council think it’s a precursor to a separate dwelling situation.

Be careful if you run plumbing/sewerage to said outbuilding as it might be deemed a dwelling and get slapped with council tax (as alluded to above)
