10 Year Building Guarantee

I was always (naively) of the opinion that any building extension work was covered by a 10 Year Guarantee. Have I got that completely wrong? Thought it operated like other legal guarantees.

A new build Will probably have a 10year gtee as you can't get a mortgage without one.

If a self build with no mortgage some don't bother. This then causes issues when things change and they want to sell.

As a builder you pay for the policy. An ext lesion would not have a 10 year gtee unless you specified it and paid the premium - which may not even be available.

Under the 10 year gtee the builders s directly responsible for the first 2 years anyway and the insurance co only get involved if they have gone bust.

Bear in mind the cover decreases with time and only gross defects are covered.
