Has anyone had an asbestos garage roof replaced recently who can help give me an idea of pricing?

My parents in law have a flat roof single detached garage with an old asbestos roof on which needs removing and replacing. The garage is brick built and is located in Oxfordshire. It’s slightly longer than a usual single garage by about 1.5m but normal width.

Thank you.

I think I'm right in saying you don't need an asbestos licenced contractor to remove this type of roofing so don't pay over the odds to have everything sealed off. It can be sensibly removed, use a hose to dampen and carefully removed without breaking it up, then bagging.

Check your council 'recycling centre' otherwise known as the dump, on the website, most councils you can take about that much asbestos sheet for free disposal, but you may need to follow some rules about bagging, book an appointment etc.

I have recently removed an asbestos roof, took it all to the council place, not expensive for what it was (about 50p/kg - 140 kg was about £70)

All went well - and got to drive onto a weighbridge and find the weight of my car (first with, then without asbestos, just over 2 ton without)

10 years ago cost £850 to take down whole single garage, was licensed contractor but he preferred cash and I wanted rid of it, obvs inflation on that now but maybe helps

Thank you very much for the replies. I suppose my question is more “how much to replace a garage roof?” than the issue of asbestos. My in-laws wouldn’t be doing any of the work themselves and wondered how much a new roof would cost all-in (just a basic corrugated type). Based on the helpful replies it seems that the fact that the original is asbestos is negligible.

Sorry not directly answering your question but be careful what you replace the roof with. I had a council garage with an asbestos roof which was dry and created no condensation inside. They replaced the roof with metal with caused massive condensation issues inside. Although asbestos is bad for obvious reasons the fiberous nature is quite good for moisture control compared to metal.

As stated, the asbestos roofing sheets are not subject to being removed by a licenced contractor, just beware of anyone quoting and bumping up the price of removing and disposing of it.

All in £2-3k depending on what you replace it with? May be a bit more if Oxford trades are expensive?

In recent years we've had Onduline, corrugated concrete, profiled steel, and EPDM all used for garage/shed roofing.

Onduline is the easiest to work with but the shortest lasting (10-15 years), corrugated concrete is heavy but lasts well (and is visually the closest equivalent). Profiled steel is a bit more contemporary and should still do 25 years+ but perhaps worst for condensation. EPDM if you want to go with a more modern flat roof. The last two aren't outrageously expensive, so worth getting quotes if they like the look of them.

I had this exact job on a rental that I have now sold. Local roofer with license to deal with asbestos removed the corrugated panels and replaced with plasticised tin box profile, most of the joists had to be replaced as well as the soffits. All in £3k including VAT, located in West Sussex.

About 5 years ago it was £1,200 to replace mine. It was done at the same time as others there so was probably cheaper than just one.

Just for clarity, are you actually sure it is an asbestos roof?

It could be cement fibre boards they don't all have asbestos in them.

I recently had a survey done on a house & the surveyor suggested that the barge boards in the roof were asbestos, for £30 I took a sample & they aren't.

It will make disposal much easier if they aren't.
