Can anyone help give a rough cost of construction for me.

Situation is I run a community hall where part of the building is made of old prefab buildings. We want to knock them down and replace them with a more traditional construction. Single storey width 7.68 m length 16.56m therefore total area 127.68 sq m. Going to contain a meeting room, kitched, toilets nothing flash.

Also we want to demolish our stage and replace it. There are rooms underneath so this will be 2 storey 13.8m by 13.85m. Stage doesn't need to be to professional standard floor to ceiling height of around 15ft probably.

I will be adding professional fees at 10% VAT at 17.5% and a contingency of 10%, and the building is in Sussex.

I just need a rough estimate of cost to see if the proposal is anywhere near viable.

Thanks

Chris

I'd look at a budget of between £60-£100 per sq ft - depends on a lot of factors really but you should be able to get it between those figures.

I'm currently building a house.. it's costing about £900 per sq metre - so 60-£100 per sq ft sounds right to me... hence £90k - £115k. I'd get a decent quantity surveyor in to do his stuff asap. (The simple construction of the hall may save a lot).

I have overseen a few public construction projects in the past - I think you will probably find that £1200-£1500 per square metre might be closer to the mark for what you are proposing. Factors such as availability of utilities will also play a part.

I am not entirely clear on the stage you describe - does it have storage beneath it? Or a space above for flying sets etc? You say it is two storey.

I would suggest contacting a couple of other villiage hall committees/parish councils who have recently had new halls built and seeing what they say.

The site slopes so the stage is effectively at first floor level. The Lower Ground floor under it is used as a changing room. I am not intending for the stage to be tall enough to allow sets to fly.

Would talk to other Village HAll committees but at present time don;t have sufficient time. Need to get details to someone for a funding bid within the next couple of days. Fortunately at this stage I can be fairly non-commital but I need to know whether I need £300k, 400k or £500k. And I know the obvious answer is to say £500k but in that case I then need to be sure I can find the partnership funing of upto 25%!

Don't forget to factor in £100,000,000,000 for any asbestos you might trip up over.....

If you dont have enough time to talk to anyone about it, I'd suggest you add a good margin for error on the figures - problem is you really can pick the figures out the air - I've financed projects that cost £35 per sq ft and ones that cost £200 per sq ft, there are so many defining factors that you need to go into details of to budget. The £60-£100 /sq ft I mention is just based on averages I've seen, but as said above you could go quite a bit over that.

Hmmm odd you should mention that as I suspect that is something I might fall over!
