I don’t know if there are many Londoners here, but I am looking to buy a flat in Abbots Wharf, near Westferry DLR in Limehouse.

If there are any locals who are familiar with the area, please let me have your thoughts!

I've heard you can get a bit of a problem with loud cars in the tunnel occasionally

Hhhhmmmm, I thought of buying off plan there but:

Negatives
1) A bit of a walk to the Station from the wrong side of Limehouse;
2) Nearest business is a DSS centre opposite flats.
3) Top-ish money often asked for Abbots Wharf for a less than top location. I’d do more looking around the Narrow Street are unless the price is very good.
4) Nearest nice bars or restos are in the Wharf or Narrow Street.

On a more positive note it is only a matter of time before the “non-river” side of Limehouse takes off but I think any upside has been priced into abbots wharf.

Cheers Irish, I could get a two bedder for 230k, the place seems nice.

I have two concerns, the first the walk to the DLR and second whether the canal will start smelling in the summer, as the flat I am looking at is next to the canal.

Is it the newish one by the canal? If so I'd be slightly disinclined as some dodgey characters along the canal at times.

Bit of a crime problem around here too. 4 asian hoodies tried to mug my wife on narrow street 3 weeks ago, and the night after some poor bloke had his throat slit with a bottle by 4 asian hoodies by limehouse DLR. He's alive, but makes you think.

Then again thats London.

Yeah shes fine. They didn't manage to get her bag and fortunately didn't physically assault her. They were bloody young though. Wtf are their parents eh?

Anyway the price for a 2 bedder does seem good. On the river you'd be looking at 120k+ more.

lol you need to be more specific than that. Large areas SE are complete holes and far worse than Limehouse.

Bargin hard. Often buy-to-lets trying to exit the market. Nice new development but I would spend some time around there in the evenings before buying. Not much more will get you closer to Narrow St. and environs.

It isn't any different either side now, scumbags get everywhere.

Thanks for that information chaps and good for Ms DanH.

I think most parts of London now, have the same issues with security and young hoddies running riot. The flat I have seen in facing the canal and is actually 249k including a parking space and it is canal facing. I gather this is a rather good deal.

However I have 2 concerns:

1) It is canal facing and the canal may smell in the summer?

2) I work in the City and walking home from Westferry DLR to my flat, via a housing estate, may make me a target for the said hoddies.

However, hopefully it should be a good investment as the area can only get better and sooner they shall have to knock those estates down?

yep, SW side is definitely a safer bet... Putney, Chelsea, Kingston, all nice places really.
well except for Roehampton.

Very sorry to hear that.

However, I live on Narrow Street and have done for a number of years (there are a couple of PHers also on the road). Neither I nor the wife (or at least she will be on Saturday!) have had any trouble of that sort or heard of it. I absolutely love the area - walking distance to Canary Wharf but far enough away to have an historic feel to it. Pubs in the area are great (eg. The Grapes and Narrow Street Bar & Dining Room).

I've never lived in South london so couldn't comment. I did live in North London (Hampstead) and can honestly say that I was subject to more car crime there than I am now.

Nick, it is great to hear you enjoy it. Do you have any other comments, particularly if you are familiar with my area?

Is the area far from Mile End station?
