Basically, in an hour with the project manager of the site we are useing. Since we signed the lease they have imposed lots of silly/petty rules. None of these were mentioned before i signed the lease, in fact, I was told completely the opposite by the agent.

The problem is, this guy works for a company worth 450 million, and they will make there money in a few years when the site is redeveloped. I was told on Monday by the agent that if caused to much fuss over the changes, i would simply be given 5 months notice to leave, which would cripple my business.

I'm not sure how to play this one really.. if i play hardball, he will just kick me out, if i let him walk all over me with these silly restraints on my businesss, i will loose business..

Hmm, I reckon a 'not too hard, not too soft' approach might work. A 'middle of the road attitude', if you will.

just cause they are a big company does not mean you dont have rights. Dependant upon how your lease is worded they cannot make alteration post the event if it would acffect you business adversley. Without seeing the 5 months notice section i would say that if you are not in brech of your lease currently they cannot serve notice on you? Always present them with the reasoning behind your arguments.

Surely the answer is "what does the lease say?"

I'm guessing, though, that the 5 months' notice thing is probably in the lease, in which case they seem to have you over a barrel... Are any of the new rules going to cause you a problem day-to-day?

Good luck mate,

I'd go for the slightly miffed but reasonable approach.

Is it still run by QuinetiQ? Or has it been sold to developers yet?

If its the former, they they're a bunch of morons and will probably change their tune next week. If its the latter, it might be a little more serious...

They do i'm afraid, and not day to day, but they affect our Rolling road days very badly. I introduced a guy i know in the industry to the site and he has signed the lease and despite all he was promised by the agent, none of it has turned out to be true. He is spitting mad as well and has promised to back me up.

The fact of the matter is, the pittance i'm paying in rent does not matter to these people, I have never seen such arrogance!

Thing is, if he's remotely intersted in his investment he'll want to see his site prosper. So if you try your best to partner with him and get him to work with you then you'll both benefit. To do that he needs to understand your business and what you need to do/have to make it work.

I think at least to start with (until you really know what drives him) I'd try to work with him rather than make demands etc.

Please keep the dildo in your pocket. I fear it will not be any use to you this time.

The 5 month boot out thing is in the lease so you've signed to that, sorry to point out the obvious but the exact same lease does not have all these little snaggly bits on, so by rights if the points on the lease are met then ........ or am I looking at this too simply

Yes, that is my plan.

Thing is, they don't seem remotely interested in keeping my business, I think the only thing they are interested in is the hundreds of millions they will make when they get planning permission to redevelop the site

There is a phrase the the lease saying the landlord can vary or suspend the access rights as an when he feels. Had i demanded for them to take it out, then would have told me to shove off..

Legally they are on thin ice with the lease, but I'm afraid its a tenious argument and i probably would loose.

Depends on the devision, but negotiate in the corporate dictionary
is defined as Dictate. You should attempt to put forward a logical argument, with any other approach you will be screwed. If your plans do not coincide with their site programme you are most definatly screwed.

Oh, the arguments are logical.. I talked through them with the agent on Monday and he said he could see my arguments made perfect sence, and he also understood why i felt aggrieved.. but that the landlord would not budge.

You can always make objections to the council about the site getting re-developed later on explaining their treatment of the smaller company and moving business out of the council's borough.

I'ld tend to go in the with the F... approach it's not in the lease so you can p... off.

After five months you'ld be happier...

If they move me out, thats already lined up.. I am local and there is already strong opposition to the planned redevelopment, the residents would love to get hold of this story...

I have a list of actions which would legally cause them a whole cause of action, but thats the last resort, I would prefer to have an amicable agreement and for my company to prosper.
