Well, actually, house selling...

The house went on the market yesterday and today they rang to say we have a viewer.

Having never done this before, any tips?

(I know about making sure it is tidy, etc, its more about what to say and do when showing them around)

Think of every question you asked when looking at a new pad and have an answer for all of them.
Things like Council Tax Band, local Schools, local shopping, public transport links.
You've basically got to 'sell' it to the buyer, don't use any negatives, don't say it's too small for you, make up some other reason for moving, job relocation etc.
Tidy up goes with out saying really, buyers don't like having to look at things and think they'll have a DIY job to do as soon as they move in, even if you've priced accordingly, so get everything fixed.

for the love of god don't allude at all to any price you would be willing to accept when the viewer comes round

you will scupper your chances of achieving a good price

When showing them round, always let them walk into a room first - it will make the room seem bigger if there's not already someone in it when they first walk in.

Heating on (make the place feel warm and cosy).

Lights on (make the place feel light).

If you smoke, don't do it in the house for at least a day before.

Try not to cook anything to offensive (garlic, curry etc) for at least a day before.

Windows open before viewing to let in lots of fresh air (but close before viewing if cold).

Clean, clean, clean.

Put some fresh flowers around the place to make it smell nice.

we much preferred being shown around the first time by the estate agent cos we could then just make them shut up and discuss the house properly without having to worry about the vendor's feelings ! yuo can always discuss stuff with them on 2nd viewing.

also don't cook a fugging curry the night before people view it...!

Ah, but I'd rather smell curry than dog shit or sweaty feet... Wedg1e Villas smells of Castrol R and cutting fluid. I wish....

Nnnnnoooooooooo, I think you will find the blame lies farely and squarely with the sellers and buyers aided and abetted by westminster. Unless you have actualy secured a sale in witch case solicitors licenced conveyancers and money lenders could be your whipping boys.

The best thing you can do is de-junk the place. Having less stuff in a room makes it look bigger (apart from when its comlpetely empty, then it looks smaller) so move stuff you don't need into the garage/loft etc.

The coffee idea can be a good one, but not if your potential buyers hate coffee. Fresh bread cooking is another idea.
