planning permission

can anyone help I am looking to build an extension on the house (to keep the misses happy) and need to apply for planning permission, is there a fellow piston header who has the ability to draw up the plans from her ideas

or I could use the money to upgrade the Chimaera to a TUSCAN

I know of a good one, done the plans for my extension at home and handled a lengthy planning wrangle at work with local council for me


He used to be a planning officer for the local authority so knows the ins and outs so to speak. If you want his details let me know and I will dig them out and e-mail them over.

Edited to add: Do you know that you can extend you premises by a certain %age without planning permission IIRC it up to 30 cubic meters and all you need is to comply with building regs.

Yeah same here too - just been through the extension lark and the end result is really good (though the intervening 6 months were a nightmare!). Used a local architect and worked out fine - but email me and I will dig out his contact details.... for the record though - it is worth getting an architect to talk about ideas and draw up the plans for the planning department. It costs (though not a lot) but they are professionals and have a lot better idea on what is possible and whats not....

Oh, and also have lots of tips on what not to do - cos I did them all!!!

Feel sure that if it's a single story extension and at the back you won't need planning permission if under a certain sq footage.

Sorry, extension meaning attached to he house, not a separate building ... but these architect guys know the regs backwards which is enough about Basildon Hospital*





* which rumour has it was built back to front some 30 years ago, because the builders cocked up.

Yeah, you are right - its something like 15% or 20% of the total floorspace you can extend without the need for planning permission. However, you can only do it once and it mustnt have been extended before...

What you can do is a conservatory. Dont laugh. You can actually get a large conservatory / extension which is part of the main building - though as long as it isnt a grade 2 or above listed building. A conservatory still falls under a "semi-permanent" structure (like sheds - no comparison of course!) so is exclusive of planning permission. HOWEVER, some councils do require planning permission so it is worth checking...

Also check your covenents (sp?) on the property. You may have a house which has one as part of the mortgage which prevents you from doing somethings - the most popular is the erection (ooo err missus) of a high front wall or hedge. But there are some strange ones around... you will have these with the deeds or mortgage agreement...

Yeah, same situation with me too - mind you he did stupidly agree to do the work "cash in hand" so I have the ultimate weapon.... now what is the phone number of the Inland Revenue again...???

Claims that he did £8,000 extra work on the extension!! Ha, he's having a laugh. Also wanted paying for the week and a half he had off while on holiday.... what does he think I am, Stupid!!! (no one answer that one please!).

You weren't using the same builder as me were you some very familiar bells are starting to ring at least you got yours finished, had to finish mine myself, guess what I'm doing this weekend?
